Guests must be 18 years old to book & sign our rental agreement within 48 hours of booking. Max number of guest is 10.

*PEAK SEASON BOOKINGS*(from mid-May through Labor Day)
MUST meet one of the following options:
Friday check-in with a Friday check-out (7 nights), OR
Friday check-in with a Monday check-out (3 nights), OR
Monday check-in with a Friday check-out (4 nights)

*LOW SEASON BOOKINGS*(after Labor Day to Mid-May) Minimum two night stay.

*We require a non-refundable pet fee of $100 per visit for up to two dogs. $25 -third dog if approval given in writing. Please note that the pet fee will be charged after the booking is approved if not charged during booking and must be paid before check-in.*

**We HIGHLY recommend that all guests obtain TRIP INSURANCE for their own protection and peace of mind. We do not have any control over the weather or things that occur on your end that may impact your trip.**

Cancellations
A full refund will be issued if a cancellation is made within 48 hrs of booking. After 48 hrs, no refunds will be issued for cancellations less than 60 days prior to the arrival date. A 50% refund will be issued if canceled more than 60 days prior to the arrival date.

THE COTTAGE:

We are located just two blocks from the 20th street walkway. The beach is a short 5-10 minute drive in a car or 12-15 minute walk.
During your stay you will enjoy free Wi-Fi and use of smart TV’s in the living room and all three bedrooms.

-KITCHEN-
Our kitchen is spacious and is equipped with everything you need to prepare meals.

-COFFEE BAR-

Our coffee bar is supplied with the following items:

-Keurig K-Duo Essentials Single Serve K-Cup Pod & Carafe Coffee Maker
-Limited supply of tea, coffee, sugars and creamer

-LIVING AREAS-

Our cottage offers two separate living spaces with ceiling fans, ample seating and a smart TV. You will have complimentary Wifi with 300Mbps speed throughout the entire cottage.

The main living room has:
-Sofa & Chairs
-TV console with smart streaming tv and local channels (Netflix, Hulu, YouTube, Amazon Prime) & DVD player.
-Puzzles, board games, & playing cards.

The sunroom offers:
-Day bed with trundle
-Loveseat
-Dining table and chairs for 6

-DINING ROOM-
-Dining table and 5 chairs
-Entry bench and hooks for hanging your hats, jackets and purses.

-BEDROOMS-
Bedroom #1: King size bed, chair, dresser, two night stands, lamps, a closet, clothes hamper, smart tv and ceiling fan.

Bedroom #2: King size bed, dresser, night stand, lamp, bench, a closet, clothes hamper and smart tv.

Bedroom #3:Two full size beds, nightstand, lamp, closet, mini fridge, mini Keurig and smart tv.

*Each bedroom is equipped with hangers and throw blankets.

WE SUPPLY LINENS.

-BATHROOMS-
We have 3 bathrooms for our guests, one has a tub-shower combo and the other two have showers.

Bathroom #1: Walk-in shower, vanity, storage shelf, two towel rods, towel hook, bath towels, and washcloths.

Bathroom #2 Tub/shower, vanity, Towel hooks, closet, hair dryer, bath towels, hand towels, and washcloths.

Bathroom #3 Walk-in shower, sink, towel bar, closet, hair dryer, bath towels, hand towels and washcloths. There is also a dehumidifier to keep moisture down.

*Bathrooms have dispensers hanging in the shower filled with shampoo, conditioner and shower gel.

* We supply 10 bath towels, 10 washcloths, and 4 hand towels for you to use during your stay.

-LAUNDRY ROOM-

There is a laundry room with a washer and dryer, vacuum cleaner, broom/dust pan and a few cleaning supplies. *The owners closet is located in the laundry room and will remained locked.

-OUTSIDE-
There is a deck on the side of the house with a bench, two chairs, a cocktail table and bar with four stools.

There is a patio underneath the sunroom with 4 rocking chairs, 2 side tables and hanging lights.

There is a private dock with a table with bench setting, a swinging chair and two Adirondack rocking chairs and side table.

We strive to keep at least four beach chairs, a beach umbrella, beach cart, and cooler at all times but we can not guarantee what’s available at any given time.

-PETS-
Dogs are welcome for an additional non refundable fee of $100 for up to two dogs. $25 for a third dog if approved. No other types of animals are permitted.

-All dogs must be crated when unattended unless special permission is given by the owner to do otherwise.

-Several dog bowls are available for your use.

-We have a few dog crates available. Please inquire about sizes.

-We supply “dog towels” for drying dogs off and wiping their feet after being outside.

-PLEASE keep dogs off beds and furniture.

*All dogs must be approved by the owner prior to arrival. Guests will be charged for any unauthorized dogs on the property.

*If any dog exhibits aggressive or threatening behavior to neighbors guests may be asked to leave the property without a refund. Dogs must be controlled on a leash at all times unless they are inside the fenced area and the gate is closed.

-OWNER’S CLOSETS-
We have two locked closets for the owners use. One in the laundry room and the other is underneath the carport.

-SECURITY CAMERAS-
There are two security cameras located on the exterior of the home. One at the front entrance and one at the side entrance. Cameras are in place for the security and protection of our home and guests. Footage is only reviewed if we suspect unusual or unauthorized activity.

-COTTAGE DISCLAIMERS-

*The downstairs bedroom can only be accessed from outside.

*Our cottage is adjacent to other homes.

*We do not have any control regarding activities outside our property lines nor do we have any control over the weather.

*Our cottage is located on a large body of water and marshlands. Kids and dogs should be closely monitored at all times. We do not recommend swimming in the canal due to alligators and oyster beds.

-HOUSE RULES-

Guests must 1) Read our entire listing and rules sections, 2) Be 18 years old to book unless a written exception is given by the owner, 3) Sign our rental agreement within 48 hours of booking and update the agreement as needed prior to check-in. Guests will not be able to check into the property without a completed rental agreement.

-A security deposit of $400 is required and will be billed separately 3 days prior to check in. It will be returned within 7 days after check out absent any damages.

-Check in after 4 p.m. and check out by 10 a.m. The booking guest listed on the summary must check in before any other guests may enter the property and must be physically present at check out. It is very important to check out on time so that our staff can begin preparing for the next guests right away. You are subject to a late check out fee of $30 after a 10 minute grace period. Late check outs of more than one hour will be subject to a $100 per hour fee.

-Maximum number of guests is 10.

-Park only in the driveway or underneath the cottage. Please do not park on the street.

-Do not disconnect or tamper with the wireless router, security cameras, smart locks or other electronics

-Illegal activity of any kind will result in immediate removal from the property without any refunds.

-No smoking or vaping allowed inside the cottage, downstairs bedroom or storage room. $250 fee for smoking or vaping anywhere inside the property. Please properly dispose of cigarettes. Do not toss cigarettes in the canal or on the ground.

-No parties or unauthorized guests allowed. A $150 fee will be charged per occurrence for each unauthorized guest. Maximum property capacity is 10 people at all times unless approved in writing.

- Please do not relocate any furniture with the exception of the rocking chairs on the patio. Those can be moved out to the grass area in order to sit around the fire pit.

-Be respectful of neighbors. Quiet hours are 10 p.m. to 8 a.m.

-Rinse beach equipment after each use. Please make sure everything is dry prior to putting it back in the storage room. Occasional breakage of equipment is expected with normal use. Please alert us if anything breaks.

- We have provided a few beach towels for your convenience. They are located in the hall bathroom.

-Use blue wash cloths provided for make-up removal.

-Please do not use bleach anywhere in the house, even on our towels.

-Please do not use diffusers or scented candles.

-Per town ordinance fires are to be used only for cooking and warmth. Fires must be contained in a commercially made fire pit or grill and only natural and untreated wood can be burned. Yard debris and trash should not be thrown in the fire pit. Fires must not be left unattended. Firewood can be purchased at one of the local grocery stores nearby.

-We understand that accidents do happen. Please report any damages and/or breakages when they happen so we have plenty of time to purchase replacements before our next guests arrives. In the event that damage to the property or its contents is not covered by insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.

-Please lock exterior doors each time you leave.

-Trash pick up is on Mondays. If you are staying or checking out on a Monday please roll the bins to the street Sunday evening. If you are there after trash pick up please return the bins to the designated area under the carport.

*Any intentional violation of house rules may result in immediate termination of the reservation.

Rates & Availability

Cancellation Policy: Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
